  • What are your office hours?⇩

  • How does the application process work?⇩

    Triad Property Manager’s application process is straightforward. Simply follow these steps:


    1. Find a property that interests you through our vacancy listing.


    2. Drive by the property to familiarize yourself with the neighborhood and surrounding area.


    3. Call 336-365-8020 to set up a showing with an agent. We do not hand out keys.


    4. Submit a rental application. Please allow 2 to 3 business days to process the application.


    5. If approved, we will set up an appointment for you to sign leases and pay your security deposit. Note: We do not consider a property rented until the security deposit is paid and the lease is signed. The security deposit must be a certified check or money order made out to: Triad Property Managers. And we continue to show a property until we have the security deposit and the lease signed (even if we have applications that have been approved).

  • What do I need in order to qualify?⇩

    You must make at least three times the monthly rent in order to qualify. Triad Property Managers requires proof of income from all interested applicants.

  • What else do you check on your application?⇩

    Triad Property Managers requires all applicants to consent to a credit check, criminal check, and rental reference check. Additionally, Triad Property Manager’s property management software checks for prior collections / evictions.

  • How long does it take to process an application?⇩

    Generally, our office processes applications within 2-3 business days of receiving all information from the applicant and the application fee. Our office cannot begin processing an application until the application fee has been paid.

  • I have bad / no credit. Will I still be able to qualify for the property?⇩

    The owner of the property you apply for ultimately determines whether your application is approved or turned down; Triad Property Managers cannot guarantee approval or disapproval based on credit history. We present all relevant information to the owner after your application is submitted.

  • What type of deposit is required?⇩

    Unless otherwise noted, the deposit is usually equal to one month’s rent. The deposit must be paid in certified funds at the time the lease agreement is signed.

  • Do you accept pets?⇩

    The owner of the property determines if pets are permitted. If permitted a pet deposit or fee is required. The deposit or fee will vary according to the age, weight, number, and type(s) of pet at the property.

  • Do you accept Section 8 vouchers?⇩

    The owner determines if Section 8 vouchers are acceptable.

  • Is rent negotiable?⇩

    Generally, rent is non-negotiable. In limited circumstances the owner may be willing to negotiate rent after an application is received; however, neither Triad Property Managers nor the owners are obligated to negotiate on the rent after receiving an application. Please note that rent will not be negotiated prior to submission of an application.

  • When should I start looking for properties?⇩

    We recommend you begin your search about 30 days before your expected move date. Triad Property Managers can only hold properties for up to 30 days even with payment of a deposit. Be sure to call our office at least a day in advance to set up a showing, and several days in advance if requesting a showing on the weekend.

  • What is the process for showing properties?⇩

    Typically we show properties Monday-Friday from 9:00 – 5:30. Saturday and evening appointments must be approved and made a few days in advance. Each showing lasts approximately 15 minutes, so please be sure to arrive timely. To set up an appointment call our agent on duty during normal business hours at 336-365-8020.

  • Do I have to see the inside of a property before applying?⇩

    Although you may apply for a property before seeing its interior, Triad Property Managers will not process an application until you see the property from the inside in person. If you are moving to Greensboro from out of county or out of state and cannot see the property in person, you may have a friend or family member see the property on your behalf.
